Amenity Center Updates

Thank you for your patience as we worked with the Developer to gather information to share and make available on your HOA website.Below is updated information on the Amenities for Mobberly Farms:

    What to expect
      Today/Tomorrow – Erosion control install Silt fence (short black fencing) to be installed along Auburn Dale Road, back into the site and then north to Fenton
      Weather Depending – Monday Dozer onsite to cut parking lot for the site, flexbase getting delivered. End of week early next week start forming parking lot and laying rebar to pour the parking lot. 3 week completion timeline for paving.
      Simultaneous with the parking lot, Moisture conditioning crew to begin injection of the building pad, 2 days to inject the lot. From there select fill getting delivered to the site, dozer will prepare pad and begin installation of Amenity Center slab form boards (1-2 Weeks completion)
      After prep completion – Next step is Plumbing, electrical, and moisture barrier of the slab and then pour the concrete. Estimated time of completion for this section is 3 weeks.
      After foundation is poured and cured, contractor will begin going vertical with the Amenity Center building. This process is slated to take 4 months to construct the amenity center building to receive green tag. At the end of this section they will also be wrapping up the pool deck, fencing and shade structures (further breakdown below) Please take into consideration weather, as typically 1 good rain day equates to 2-3 days delay.
      Simultaneous with the vertical construction, after the amenity center slab is completed, Pool contractor will begin to commence the construction of the pool, Dog Park and Playground area.
    Dig out pool, plumb the pool, rebar and gunnite estimated 4 weeks to complete
    After this point, Pool will sit dormant until the exterior of the building is completed and the pool deck is completed. This protects the outer layer of the pool from getting damaged with rock, debris and dust.
    Once the amenity center and deck is completed per the above, plaster and final completion aspects of the pool to be completed. Estimated time frame of completion for this section is 3 weeks. At this point the pool will be fired up and running.
      Once pool is completed, our final install crews will arrive to complete their scopes below:
    Landscape and Irrigation – 2 week completion
    Install of playground equipment – 2 weeks
    Dog Park and Dog Park shade structures – 3 weeks
    Striping of the parking lot – 1 week
    Final inspections and punch lists – 2 weeks
      Completion of the Amenity Center Received
      Start of Construction – April 22, 2024 (weather depending, potential chance of rain this weekend)
    Amenity Center Completion – end of August
    Pool Completion – End of August
    Exterior finish out & Complete Approvals – Mid September
    **** Potential chance that Pilot Point will allow Acceptance and opening of the Amenity Center Building ONLY at End of August – Please take note that this is not the pool and wont be allowed for access until the pool is completed and final punch list received and completed*****
    Final Notes – Please also understand that during the exterior construction of the AC and Pool any rain days will push these days back. We will do all we can to expedite if we have rain delays but this needs to be taken into consideration.

Again, I want to thank you for your patience with us regarding the Amenity Center and we truly appreciate how much residents care about Mobberly Farms. All the residence deserve an amenity center of this caliber and we are blessed to be able to provide this for our residents. A lot of thought and time went into designing this and we have a lot of work to do to get this done.
